Future Proofing

The Pohutukawa Double Bridge can sleep up to 4 people (2 on each mezzanine). Should Kacey decide to invite a partner to join her, and raise a family, this build is absolutely large enough to cater for a family without any changes to the plan. The beautiful striking black corrugate cladding requires no maintenance, and all fixtures and fittings are standard household items, therefore replacement parts etc. will be easily available. This Tiny is currently fully off-grid, however it is fitted with a 16amp caravan plug for future on-grid settings if required. This Tiny has a 5yr Builders Warranty that passes to new owners should she decide to sell her Tiny during this time.
Liveability

Kacey has a full kitchen with wrap around bench, achieving a large bench space for food prep and ample storage, both under bench and above. The increased bench space also allows for a breakfast bar and stools for entertaining while she’s working away in the kitchen, without others crowding her space or feeling like they are too far away to chat.
The large butlers sink can double as a laundry tub if required, perfectly accompanied by a stunning Green's gunmetal pull-out tap. 2 of 8 Extraction and ventilation are very important in all Tiny's, we have therefore included a neatly hidden rangehood in the kitchen which is ducted directly out the back of the unit, while still allowing storage above, an extractor fan in the bathroom, double catches on all windows which are double glazed and all with toughed glass (both panes). We have used thermal breaks between the frames and the floor and also the roof.
The stunning bathroom LED mirror light has a built-in demister. In the kitchen we have used a beautiful Polaris HPL benchtop with seen ply edge detail. Features are: Anti-fingerprint, Smooth and velvety to the touch, Scratch and abrasion resistant, Resistant to dry heat, Thermal healing properties, Low-light reflectivity, Enhanced anti-bacterial properties The downstairs flooring is a luxury vinyl tile that has a 20yr warranty. It is rated for heavy residential use, slip resistant, castor chair compatible, Greentag Certified, BREEAM certified (ENP 461), FloorScore®, A+ Emissions. The Major Oak colour has hints of brown tones and grey tones, so it works perfectly with the birch ply accents throughout the house and also the charcoal kitchen base cabinets and walls.
All our builds have an Electrical Code of Compliance + are Inspected & Warrant of Electrical Fitness granted. They also have Plumbing and Gas Coc, providing the client with the safety and security knowing these crucial items have been installed correctly.
Workmanship

Only quality finishes have been used in this build, therefore the attention to detail needed to be equally of a high standard! From the square stopped gib mezzanine ceilings to the custom trims and steel work, no detail has been overlooked. The individually installed TG&V 9mm pine wall lining has been glued and nailed, then every nail hole has been filled and sanded for the perfect painted finish.
The structural integrity of the Tiny starts from the rigid steel floor which is designed with 2x - 150x50x3 RHS galvanised steel rails running the full length of the house. This not only aligns with the trailer frame, but it also creates a super strong foundation! The build is a hybrid of timber and steel with 90mm timber frames (which are a bit more forgiving than steel frames while in transit) and a galvanised steel trailer and floor frame.
The mezzanine floors and ceiling frames are 50x50x3mm with full length welds and painted, also super strong preventing any twisting and racking of the build when lifted with a hiab. Where gib is used for the smooth perfect paint finish, in wet areas we have used aqua gib to achieve longevity in the build and treated green tongue ply floors are used on the ground floor.
The reason and inspiration for the colour scheme used in the build. Kacey wanted to achieve her very own sanctuary and has done so perfectly with the continued use of the beautifully dark Resene Half Nocturnal throughout the build, a great match to the Gunmetal kitchen base cabinets, and looks stunning on the TG&V wall lining! This is perfectly accented with Resene Half White Pointer to make sure the spaces still feel open, fresh, and bright, especially downstairs. The sharp white painted window frames enhance both wall colours, as do the crisp white plantation shutters. We have been careful to use the right colours throughout the build to create a feeling of synergy. For example, the skirtings under the bridge are Half Nocturnal at the section of the wall painted in that colour and then change to the Half White pointer when next to the lighter colour, this can also be seen in the scotia on the mezzanines.
You can also see colour has been considered with the roller blinds. Where the controls are inside the window frame, we have used white controls and cords, so they disappear with the white window frames. Where they are fitted above the frame (if the fly screen does not allow for an inside fix) we have typically used black controls and cords on the dark walls and white controls and cords on the light walls. The square stopped kitchen, bathroom and laundry give the home a modern feel but also making the ceilings feel higher without needing to have scotias. The simple colour selection for her walls have allowed for Kacey's fun pops of bright colour throughout with her fixtures and furnishings, including her funky light bulb selection and her favourite wallpaper! This space was about allowing Kacey to showcase her special treasures but allowing them to harmoniously work in her brand-new home!
A bold Kacey feature is the use of Resene Aquarius in the laundry. Kacey wanted a fresh bright colour in this area, bringing some fun into laundry duties! The black gloss tiles, with the black grout and tile bar in the kitchen give the space a high-end luxurious feel while still staying on theme with the dark tones. Another show stopping colour addition is the beautiful stained-glass window made by Kacey’s mum specifically for her Tiny! Our master joiner has installed this in the loft walkway wall panel and expertly fitted it with a trim matching the windows in perfect synergy. The colourful light flows beautifully through onto the landing! We have used: Resene Lustacryl semi-gloss waterborne enamel paint for the doors, ground floor ceilings and trims and Resene SpaceCote Flat waterborne enamel paint for the walls.
Functionality/Innovation Design

We have installed a gas lift up bed base in the master loft, and the second loft sofa is a fold out sofa bed that also has a storage section under. Storage under the stairs have built in hidden drawers that are opened with push catches, instead of handles for a seamless look. The full height bridges are perfectly positioned beside the master bed and allow full standing height access to the second loft.
Aesthetic Appeal & Special Features

The double staircase has a grand feel as it leads up to both mezzanines. They are perfectly positioned in the open plan 3m wide lounge creating a feeling of space and great indoor-outdoor flow. The use of the plantation shutters in the master mezzanine wall allows for ventilation, light diffusion, and privacy when Kacey has guests staying on the second loft. Kacey was especially focused on window placement as she loves the view of the ranges. High windows capturing the stunning 360 degree views were a must! From her second loft sofa, while watching her TV she has the most picturesque view through the landscape window above the French doors across the valley to the mountains behind!! Stunning!
