Future Proofing

A future proofing door in this design has been utalised to open up into a pod for the master bedroom. This makes for a spacious ground floor bedroom complete with a good sized walk in wardrobe. It provides a quite escape for the adults while the two rooms upstairs give granddchildren their own space. A playroom and a cozy loft bedroom. However, the rooms are so big, two single beds can easily fit in each allowing for more than two children in a family if a family was to build this design. With 1.8 meter-high walkways along the length of the main loft bedroom, there is room for a full height wardrobe and the ability to stand up while getting dressed. This is always a treat in a tiny house loft bedroom.
Big glass doors opening up to the outdoors from the kitchen area and main bedroom give a spacious feeling to the house and allow for multiple exits. The back door opens out to the washing line but could be used to add an extra pod in the future. The large kitchen can be customized to fit each client's requirements and has a center dining table that can open out to fit six people..
The full height ceiling in the lounge area makes the house feel far larger than it is. and the lounge is a good size for watch TV or curling up with a book on chillly winter days.
Butted up to the pod and main Tiny House is a large deck. On miserable days, this can be full enclosed with retractable clear screens. On clear days it is an open air porch. The structures on each side protect it from westerlies or southern gales. The type and style of the deck is optional however in this house it is used as a second lounge with a fireplace and bench tops for semi outdoor dining. It is also used as an art studio.
Liveability

Designed for pensioners, the ground floor pod bedroom was essential for long term living.
The fact that the door to the pod is close to the bathroom door makes the bathroom almost ensuite.
The back door gives easy access to the washing line from the laundry area under the stairs.
The two bedrooms upstairs give plenty of room for the grandchildren to have a playroom and cozy bedroom. However, the playroom can be turned into a spacious and very tidy guest room for victors. During the storms and gales of 2023, it housed a family with two children up stairs.
Workmanship

All the flashings and external details in this house set it apart from most other tiny homes on the market. The base flashing is fitted is such a way that it finishes off the base of the house in a very tidy fashion. The 5 mm gap between the cladding and the base flashing allows for any condensation to exit without discoloring base timbers. They also provide vermin proofing which saves the insulation from being damaged by mice. This is a fairly unique finishing as it was designed with a specialist who was instrumental in writing up the current Building Code. He also offered advice on various other areas unseen in the finished build such as the insulation, penetrations, trade seals, deck tights, thermally broken cavity battens, fixings and fittings. He also offered advice regarding Alternative Solutions for THOWs such as head heights, walking space, stairs, lofts and windows. This house is designed and built with all that expert advice in mind.
With the use of pink bats between framing, then gold foam, building wrap and thermally broken cavity battens, this house will stay warm throughout the wet winter months. Extractor fans, heat pumps and optional home ventilation systems are be fitted making the home warm, dry and moisture free. Optional underfloor heating in the bathroom combats mold on tiles and in grout.
All cabinetry is custom built by a Cabinetry & Installation Specialist. Tiling, and painting are all competed by highly qualified tradesmen. The lighting is designed and fitted by a lighting specialists who uses mood lighting, dimmers, concealed lighting strips and mini stair lights to add special effects to the house as the daylight fades. Timber flooring is also fitted by specialists in their field.
This house is designed by Shaye who is recognized worldwide as a leader in tiny house design. Absolutely no shortcuts are taken in design, building or finishing.
Functionality/Innovation Design

This is a very functional floor plan for a retired couple living on the ground floor with the bathroom door just a few steps away form the bedroom door.
There is plenty of room in the lofts for grandchildren and guests. The head height walkways in the loft makes it easy for guests to get dressed standing up and allows for a full height wardrobe.
The back door near the laundry area gives easy access to the washing line from the laundry area under the stairs.
The two glass doors opening up from the bedroom and main house onto the porch makes for excellent indoor / outdoor living.
