While this house already has three bedrooms in the main section, there is an external door that opens up onto the deck and can be used to add an office or any other room required by the owners. This door can also open into a connector passage leading to a whole new section. It allows for a modular type house in the future if required.
As this particular building is clad in colour steel, maintenance is minimal. However, timber feature insets are often a popular choice. The use of base flashings and vermin proofing reduces the chance of damage by mice within the walls. this house can come with a simple fit out or up specked to match any top of the market inner city apartments, depending on budget and taste. Either way it is ideal living for a family with two children each having their own spacious bedroom.
Liveability

A spacious ground floor bedroom provides a quite escape for the adults while the two bedrooms upstairs give two children each their own space. However, the rooms are so big, two single beds can easily fit in each room allowing for sleepovers or more than two children in a family. With 1.8 meter-high walkways along the length of each loft bedroom, there is room for a full height wardrobe and the ability to stand up while getting dressed. This is always a treat in a tiny house loft bedroom.
Big glass doors opening up to the outdoors give a spacious feeling to the house and allow for multiple exits. The large kitchen can be customized to fit each client's requirements and has a center island on wheels that can be moved into different configurations. It is also fitted with a clever pull-out dining room table great for entertaining.
Clever storage options are available throughout the house. The stairs have pull out drawers and various cabinets are fitted below the bulkheads that accommodate the walkways upstairs.
The full height ceiling in the living area makes the house feel far larger than it is. With a footprint of 36m2 this house packs a good punch for its size. It has been referred to as "A top of the market 3-bedroom apparent on a lifestyle block" . The best of both worlds.
Workmanship

All the flashings and external details in this house set it apart from most other tiny homes on the market. The base flashing is fitted is such a way that it finishes off the base of the house in a very tidy fashion. The 5 mm gap between the cladding and the flashing allows for any condensation to exit without discoloring base timbers. They also provide vermin proofing which saves the insulation from being damaged by mice. This is a fairly unique finishing as it was designed with a specialist who was instrumental in writing up the current Building Code. He also offered advice on various other areas unseen in the finished build such as the insulation, penetrations, trade seals, deck tights, thermally broken cavity battens, fixings and fittings. He also offered advice regarding Alternative Solutions for THOWs such as head heights, walking space, stairs, lofts and windows. This house is designed and built with all that expert advice in mind.
With the use of pink bats between framing, then gold foam, building wrap and thermally broken cavity battens, this house will stay warm throughout the wet winter months. Extractor fans, heat pumps and optional home ventilation systems are be fitted making the home warm, dry and moisture free. Optional underfloor heating in the bathroom combats mold on tiles and in grout.
All cabinetry is custom built by a Cabinetry & Installation Specialist. Tiling, and painting are all competed by highly qualified tradesmen. The lighting is designed and fitted by a lighting specialists who uses mood lighting, dimmers, canceled lighting strips and mini stair lights to add special effects to the house as the daylight fades. Timber flooring is also fitted by specialists in their field.

Functionality/Innovation Design

This house has a floor plan that makes long-term living very comfortable. With 3 spacious separate bedrooms, all with ample head height walking space, there is room for everyone to retreat to their own space. The living area is also spacious with a comfortable TV lounge and large well-appointed kitchen. The bathroom is near the bedrooms and is well designed to feel spacious. It has a tidy hidden nook for the washer / dryer. Storage is ample in each room but even more storage is available in the staircase which has soft closing pull out drawers. Apartments with a similar footprint in the city can only accommodate one or, at a squeeze two bedrooms. The lofts are what make all the difference. Add to that the deck with retractable blinds for bad weather days and you have more than enough space for a family to enjoy comfortable indoor, outdoor living.
Aesthetic Appeal & Special Features

This house is clad in ironsand colour steel, however cladding colour, types and style are optional depending on budget and taste. The Timber deck definitely breaks the black box look of the main house and creates a stylish modern look. The high ceilings in the living area allow for dramatic pendant lighting. This house has a stylish David Trueman central light feature. The high windows allow in plenty of light and the full-length sheer curtains block sunshine on overly hot sunny days. Clever storage in the bedrooms create practical but interesting features. Once again different storage options are availabe depending on budget and taste. Tiled splash backs and bathrooms always create an cleantidy finish.
