Future Proofing

This house has been built as a BnB. However, being modular it is very adaptable and has been customized for those wanting this design for long term living. This modular Tiny Home is made up of three sections, the main living area on a 9-meter trailer and a porch which shares the 9-meter trailer when being transported. This porch has a connecting passageway with two sets of sliding glass doors, one for the entrance area and the other opening out onto the porch. This creates a beautiful light passageway that leads into the third section consisting of the bedroom wing which is on a 7-meter trailer or can be placed on screw plies if requested. There is provision for a future proofing door at the end of the passage in the main living area. This can lead into a third bedroom which would then require a 12-meter trailer, or this door can open into a new modular section. Due to the modular nature of this house, there are a number of different configurations that can be put together using the two future proofing door options to create customized homes to suit all differing requirements.
Liveability

One of the greatest assets of this house is the porch. This has roll down clear screens which makes this area a livable space the whole year round. The way the porch is positioned between the two buildings creates a cozy lounge area with a fireplace in one area and a second area for the dining room. The dining room can have the screens open in fine weather to make it feel like an outdoor area or closed if it is chilly. Insulation below the timber floors on the deck prevents air blowing up through the cracks and keeps the area warm in winter. This porch set up adds significantly to the livability of the house.
The living area is comprised of a generous lounge with beautiful built-in storage seating. A wall has been strategically planned to position a well sized TV between the window and sliding doors. With the lounge on the deck and the TV lounge in the house, there is space for everyone to do their own thing! The open planned kitchen area has a central island unit on wheels with a clever slide out dining table incase indoor dining is required. While the BnB did not require a full height fridge, provision can be made for this in a full-time living situation. As it is a BnB a microwave oven is neatly stored in a cupboard where the oven would usually be. The kitchen has all the cupboard space and appliances one would expect in a normal kitchen including dishwasher and coffee station. An air-conditioner keeps this area warm in winter and cool in summer. Two beautiful skylights light up the kitchen area and are reflected in a cleverly placed mirror above the kitchen units which makes the room look even lighter and more spacious.
The bathroom is tucked away down a short passageway and is nothing short of a work of art. The BnB is positioned in a reclaimed quarry, so rocks are the feature within the house. The wall behind the toilet and basin are done in genuine rock tiles and the plants, rain shower and mood lighting are designed to feel like the surrounding environment. The tiled floor is fitted with underfloor heating and completes the luxurious aesthetic of this room. It is as comfortable and as spacious as any bathroom in a normal house. A small laundry area for a washing machine and tumble dryer is in a nook beyond bathroom.
A connecting passageway is built onto the porch and is positioned so as to form a covered entrance way into the house. The passage links the living area to the bedroom section. The sliding glass doors either side of the passage give the impression of walking through a glass tunnel and allow light through to the cozy lounge created on the porch between the living area and bedroom area. The main bedroom has a King-sized bed and a large wardrobe. The beautiful carved headboard with back lighting is a feature added to create a dramatic and romantic bedroom atmosphere. The second bedroom has been cleverly designed to create two semi separate sleeping areas. A queen size bed is on the ground floor and storage stairs lead to a secluded single bed area with a louvered wall in the space above the double bed. There are storage drawers below the bed and in the stairs. In a full-time living situation, a full height wardrobe would be fitted next to the bed and this room can be reconfigured to allow for different sleeping arrangements. A hall between the two bedrooms offers further storage space. This area has its own vented air-conditioning system fitted to ensure it is warm in winter and cool in summer.
Workmanship

The workmanship in this house is of the highest standard, from the tidy base flashing to create a neat finish and also provide vermin proofing, to the timber detailing around windows and on the deck. Every detail has been carefully considered and immaculately completed. Things like window flashings, timber finishing, and painting are often overlooked and are actually exceptionally important to the finish of the house. Cabinetry is built by a master craftsman and tiling in the kitchen and bathroom is completed by experienced tilers. Even the shower glass door is custom built by a specialist. Tap fittings, mood lighting, feature wall coverings and the light thrown across rooms by the cleverly placed windows are things that make this house stand out in the area of craftsmanship.
Functionality/Innovation Design

This house has a very easy flow from the main living area into the private sleeping area. This can be accessed from the glass doors on the porch or from the door opposite the bathroom. The distance from bathroom to bedroom section is only 2.8 meters, so not too far for nighttime visits. The indoor-outdoor flow from the main living area out on to the porch, then out to the hot tub and garden makes this the perfect setting for family gatherings and entertainment.
Aesthetic Appeal & Special Features

Surrounded by native bush, an array of birdlife and as the sun goes down, little pockets of enchanting glow worms, this house was designed to sit comfortably within its environment. The Ironsand steel and cedar cladding blend perfectly with the surrounding rocks and natural forest in the basin of the stone quarry. The pitched roof lines match the angles of the rock formations on the cliffs while the vertical timbers replicate the tall trees in the forest. The smoke from the chimney and the steam from the hot tub mingle with the mist on chilly winter evenings and mornings. A meandering pathway was built to lead the eye from the parking area to the glass entrance way which reflects the plants and rocks making the house appear to become part of the natural environment. At night, solar powered lights line the walkway and light up the darkness with strategically placed lighting that shines on the rocks and trees surrounding the house. Lighting, landscaping and the positioning of the house were all carefully designed to make the most of the beautiful setting and were part of the design brief.
